Has anyone ever dealt with a company call "compliance depot"? They act as an insurance/document clearing house in this instance for a large apartment community We have an accepted bid for $5,700 for cleaning. The amount of paperwork that compliance depot is asking for is overwhelming and they just hit us with completely unreasonable insurance requirements. They are requiring that we have $1 million umbrella policy as well as $1 million vehicle coverage. We are already sporting $500,000 vehicle policies and a 2 million Dollar general liability policy, yet still they want more.
Insurance agent told us it would cost an additional $4,000 this year to meet these insurance requirements, so right now we're trying to figure out are these requirements of compliance depot, or the apartment community who hired us. If they don't waive the requirements, we're going to tell them to go pound sand.
but just be forewarned if you ever deal with an apartment community who uses "compliance depot", get prepared for a mountain of paperwork that will take you seriously an extra two days to complete.

Run away from any dealings with Compliance Depot. It's a huge scam. Many guys have been ripped off by this company. They keep changing the requirements to get paid after you do the work.

They really have no idea what they are looking at as far as certificates of insurances. Yet they hold the power in thier hands of companies like the one I work for from doing business. I really wish management companies were aware of this."

I absolutely refuse to take a job that has anything to do with them. I never heard of illegal requests, it was just a difficult, slow process that smaller vendors couldn't afford and delayed many necessary projects. I wish they had a sizable competitor!"

In my state, they required us to estimate "POTENTIAL" child support, if a "separated" woman with children applied for an apartment.
The employee of the State Housing and Finance Development, who wrote the state compliance manual, told us that if we estimated child support, she would throw it out during an audit.
In the beginning, they were great. They turned into a nightmare (really I had nightmares).
One of their officers, who had about 6 of my recerts, left and they WOULDN'T tell us anything. They had my files for 2 months before they finally told my regional manager she was gone.
Then, we had to audit all of the files she approved and found tons of mistakes (according to them).

and so on... I walked from a job for my own apartment that we live in because of all the negative feedback, funny thing is I can live here but not work here! LOL

I have dealt with them in my roofing days on some larger projects. They are a pain and completely a scam. I had an apartment complex we were going last year, until I found out they were involved with the owners. I RAN!! Call me if you have any questions, as I have some experience with them. I have a 2 million dollar GL policy and actually have 1 million commercial auto, but they want more coverage. I am not sure why, because the apartments were almost falling down.
