Ok I got a commercial store that has no gutters......the asphalt roof comes right down ontop of the awaning......the awning is dirty as well but I dont really want to get involved cleaning it incase I ruin it. So I figure I ill just keep it soaked during the process.

Can you post a couple of pics of the awning? What color and is it a fabric or a vinyl type material?
You can always do a little test spot in an inconspicuous area too. I've found that most fabrics that are UV resistant ( awnings, pool furniture, etc) are usually bleach safe.

Wet it down good and use a light house wash mix

Whatever mix you use, you will remove the waterproofing from the awning if it has one. also, if it is not a colorfast material, you might discolor it.

I will get a picture later after the snow....I will probably just keep it wet and not mention cleaning it. I would like us all to come up with some suggestions for a new "section"on this joint that Brian Jackson could run....All in favor say " Ï " I How about snow removal?
