I book a housewash job in a nice neighborhood close to where i live - scheduled for next week ($400-Chinese)
One of the neighbors saw my truck when i was there and called me about a deck estimate so i go back out there
While um getting ready to leave the House wash client walks up and the conversation goes like this:
Homeowner- Mike me and wife were looking a the house closely after you left and we think we just want to do the one side since its the real dirty side. Can you just do that?
Me: Mr Chen Yes the one side is definitely more dirty than the rest but all sides really could use a cleaning. Its like painting a room you don't paint just one wall right?..If you did the rest would really stand out. (as i run my finger across his dirty siding)
Homeowner- Mike i think we just wait till next year to do the rest, ok?
Me:No problem ill do whatever you guys want so we'll just wash this one side and the cost will be $250
homeowner- $250??..Why $250?? should be $100 its one side
Me: Mr Chen i have a minimum charge and its $250 to come out and do your one side and leave the other sides dirty. Just be mindful i cant guarantee the price next year until i see it again as it may accumulate much more dirt than whats on here now so id have to price it then. So its $250 for the one side with the rest still dirty when i leave or $400 for the whole house to be cleaned..Whats it going to be??
After a little back and forth - were back doing the job later this week (whole house)- we'll see what happens when we get there!

Had the same basic thing. HO only wanted us to shoot 1/2 the roof "Only the dirty areas". So I told him the price was $460 and some change with no warranty when the whole house was $630 with the warranty.
We did the entire roof.

Well Played guys! You have to have a minimum now a days I have also come across many of these situations especially with window cleaning and solar panel cleaning. We have a $250 minimum as well. We are a real company with specialized insurance, training and other company obligations. Not some dude with a truck and some tools. Don't like my price move on buy your own equipment or take the chance of having an uninsured or under skilled person do the work.

We did a half roof last week. the HO did not have it in his budget to clean the entire roof, so we cleaned only the north half. We explained we could not warranty only a half job and he was Ok with that. We also replaced a few missing shingles. He did email us after the job to let us know how impressed he was with the cleaning.

Don't take me wrong.......I will do just 1 inch of the roof if that's what the HO wants......I just give options and the more we do the less it costs me so I pass the savings along. That's pretty much how I explain it too.

A few years back i had a client insist on painting one side of his house (about 4-500sf)
I charged him 2500- no warranty
whole house would've been like 7K

Can't tell you home many calls I get from customers that want just the hardie plank siding cleaned on ONE side of the house due to a HOA violation.
$225 to clean the one side, $325 to clean the whole house. Nearly every time, it's "Great i'll take the one side" and we are literally in and out in 15-20 minutes.

I just lost a job last week. We proposed to clean the entire roof versus just the north side so the customer will quality for our 3-Point Advantage Guarantee which includes a five year warranty. They got another quote to clean just the north side and went with them. I wish they would have first asked us to re-quote just the north side. Oh well.
