I looked at this place today.....since my last experience with the pool deck i will show you what i noticed here. Any thoughts would just be a learning experience to see what I missed.
These photos show stone, with some damage and what I think is some discoloration....I would soft was but no surface cleaner.
Patrick, that's a colored concrete that has been pressure washed 1 too many times. Or just with too much pressure. A lot of high end concrete finishes are worked to bring out the "creme", the concrete cement with the color. We see this expensive finish ruined all the time by homeowners and professionals. What your your seeing is the colorless aggregate that is leftover. It's a common shame and there is no way to fix it.

Pat why stay away? Just explain what's going on and offer to softwash the areas that need it a cleaning. Put the existing condition in writing. Another point to consider is a lot of clients prefer those types of homes to look aged or worn. It gives the home character and history.
If you don't want to do it send it to me lol

He called me today and I did as you said. I explained what I could and couldn't do, his main concern was chewing me down.A large pool deck,a large stone patio and wrap around walk,four stone stoops and stairs and black algae around the entire upper stone of the home. an easy 2 million dollar home and from the moment I got there and again today just worried on price. And if Eric is right thats what got them in this mess. P.S. I got the old " we have a lot of friends that will need your help " 2x

Next time tell the customer you like carrots, just not dangling on a string. I used that analogy with a customer and they got the point without being offended.

Yes Great neck again, thats a total of three. I gave one guy there a price of $900 he told me I could do it for $400. staying out of there.

On these photos again soft wash.
I would hope soft wash would remove the black....cement railing seems to need painting
also paint missing
