I am looking for some feedback for a large, high profile parking structure I am bidding on. I don't do a lot of high volume pressure washing so I would like your feedback if you can help.
I would prefer not to invest in equipment that I would not really use much but I am willing to bite the bullet if renting is not an option. The structure has approximately 125,300 square feet and is 3 stories. The top floor is at ground level and the rest is underground. I plan on soft washing the top floor and all of the adjacent walls etc. I would love to not use hot water but I dont think its an option. Currently I only have a 5.5 gpm 4k psi PW. As far as surface cleaners I have a WW classic, and a 21" Mosmatic set up for reclaim (which I won't be using) I think I might need a larger PW and surface cleaner considering the size. I have a 16" hot box from Sirocco that I think would be fine up to 8GPM.
Here are some of the things I'm hoping to get feedback and suggestions on:
1. Does it make sense to rent a larger PW since I will probably not use it much? If so, 8, 10 or bigger GPM?
2. I'm assuming I will need to buy a larger surface cleaner. Any suggestions (I have read all the threads so hoping for current suggestions)
3. Any suggestions on the degreaser I use? there are tons of them. In my experience, they never get all of the oil stains out (i'd love to be wrong on that) I use Ultra One, EBC and I like using Envirospec products since they come dry and are so much more cost effective (I would probably use their Powerstroke).
Fortunately all of the liquid will drain to the bottom so I can reclaim from one spot. I have always pumped into the septic sewer on larger jobs. Has anyone ever run into a problem with this.

Let me start by saying I don't do parking garages......
John would probably talk you through it so reaching out to him would be a great idea. You might also talk with the maint. dept for the garage because from what I "think" I hear was the garages are all supposed to have sanitary sewer drains at the bottom. Could totally be wrong on that though.
I just seem to remember Ray saying something about that because he had to unclog one....or something like that.
I think renting a machine would be a great option if you can get a higher gpm. For the surface cleaner maybe buy a new bar with four tips for one that you rent then just put their bar back on when done??
For the grease and oils talk with Carlos. I'm sure he ca walk you through the best mix rates with his products but maybe consider using heat as well.
One last parting shot....I have seen some ride on surface cleaners for rent and even some pretty large walk behinds. Might cost a good penny to rent but time is money....so there is that....:}

We just cleaned the roof of the cidery thanks to your help Eric and while there I noticed a very nice set up on a trailer from Sun Belt. A hot water machine with a tank. I have no clue that the what the gpm's were but it certainly was new. They got it for cleaning the production room so I would think there would be one close to you.
We have a 21" WW, 22" Mi-T-M and a 28" Big Guy. For the big stuff the big guy helps it move along a bit faster.

Cool, actually that is what I found as well and was planning to rent that set up as well as using my own. Glad to help Brett. What size PW do you use with your Big Guy?

We use what we have 5.5/3500. I will not get on the 8 gpm band wagon because we do so much rural cleaning on wells.

The trailer unit from Sun Belt is only 4.5 GPM. I'm wondering how fast I could go with a Big Guy with my 5.5/4,000? Other than that sounds like I would need to buy an 8 GPM or just use my 21" Mosmatic.

I would think they would put more than 4.5 on a rental but I guess that is as high as you would want to go without a buffer tank.

We are currently doing a 34 floor garage over 220,000 sqft. 8gp or more would be the best but if it’s just you and another guy with the 5gpm you can do about 20,000 sqft in 6-8 hrs. Hopefully your reclaiming the water before you send it down a drain? Also you might need a discharge permit to send it down the sewer.

I sent in the proposal and am ready to pull the trigger on an 8 gpm trailer unit from the Power Wash Store as soon as it gets accepted. I will get a big guy 28” surface cleaner to use with this set up and use my 5.5 gpm with a 21” Mosmatic. Thanks for the insights Chris. Those spec remind me of all the high rises in Honolulu with the small foot prints.
