I'm looking for an un-biased opinion and without a doubt, you guys will give honest and professional opinions and that's what this place is all about! After I explain, I will give my opinion at the end.

I have a friend (yes I have one ... I think) and he has a friend and both of them are looking to replace existing asphalt shingle roofs with metal roofs. The contractors they have received estimates from said they would go over the existing roof without removing the old roof. Not a big deal, I have seen it many times and I'm sure guys up north are familiar with new shingles going over existing shingles because of the steep pitch and older homes having 2x12 rafters and not 2x4 trusses.

With metal roofs ... the rain, pine cones and small branches make quite a bit of noise and with the added buffering of the existing shingles left on would tend to muffle any debris hitting the roof. Generally, roofers just nail 1x2 batten strips to the existing roof and fasten the metal panels to the batten strips.

His question was: Should we have the roofs cleaned before the panels are installed?

My opinion is this: If I was doing this to my own home than my answer was not yes but ... HELL yes. Not knowing if the Gloecaspa Magma Algea would die without sunlight or moisture, I myself would spend a few hundred bucks and sterilize anything before going over the existing roof but that's just me.

I know there are a few roofers here on the forum that also Soft Wash and hope that a few of you guys chime in.

Ray,

i have been in the roofing business for 23 years and have worked for two metal roofing manufacturers, and still have my registered roof consultant license. With all that said.....I would say definitely clean that roof. It igo oust standard good roofing roofing practice, to remove any existing moisture or mold, before reroofing anything. We really don't know the side effects of trapping the GM under metal, but if you have contained mold in the walls of your home, it is known as "sick building syndrome" and can cause health and structural issues. They are shelling out a decent buck for the metal roof, why not do it right, and clean the substrate first.

PS. I have a metal roof on my house, and it is virtually maintenance free.

John, metal roofs are pretty nice looking and have heard plenty of stories about how much longer they last compared to asphalt.
