I use whatever works for the particular project and or constraints when it comes to house washes/exterior surfaces. What are you guys using and can you give the pros and cons of each?

Downstream on residential homes, but often use 12volt to apply chem on commercial building washes.

There are only a couple reasons not to downstream while washing house.

(1) You don't do very many and doesn't warrant buying a pressure washer, with enough hose, etc...

(2) If it's not a typical house wash and you need a very strong mix to get treat the dirt, mold, etc.. Dryvit and stucco are materials I actually use my roof setup for application.

I use to be dead set on applying my house wash mix with a dedicated pump, and done it that way for years, but once I tried DS'ing I never looked back,..Ease of application, simple 5 gallon bucket of mix,..and only ONE hose to drag around.

And even though you can wash with a dedicated pump,..if you're doing very many houses at all, a pressure washer setup is the better option, things like rinsing high is an easier deal if you're able to put out 800 PSI to help remove debris and those little fluffy things that get under the lap of siding, cocoons of some sort I guess , and picking off bees nests glue,..tough stuff.

Being able to clean concrete has to be done with a pressure washer, I know you can kill the mold and remove some dirt with softwashing, but it isn't near as clean as it would be if you used a pressure washer, and concrete cleaning alone warrants a pressure washer purchase. If you're getting on the property to do a roof or a house you're passing money up if you're not offering concrete cleaning, sidewalks, pool surrounds, patios,..etc

We always do sidewalks and steps as part of our normal house wash, and even sometimes during a roof cleaning,..clean concrete just looks nice and so I make it that way,Ha,Ha,... We don't sell the job with the concrete, we just throw it in and the customer feels like they got a little more,...and I guess,..really they did,...because it's so easy and routine that it's not factored into the price. I think it makes me happier than the customer,Ha,Ha...

I use 12 volt and a booster pump. To me the booster pump uses more water than necesarry at times so we do not always use it. I don't doubt anything your saying Jeff. I guess using a pressure washer would work well for rinsing and also not use much water so I can see the value in that. We often need to reclaim so I like the idea of my rinse water being dilluted so I dont toast my Scirocco. I must admit, I like not using a loud, heavy pressure washer but I can't argue with the logic.

Eric has side flare pipes on his machines. Last year we tried a 13HP - 5.6gpm @ 2500. Everone seemed to like it. I have a brand new 13HP - 8gpm @ 1800psi and will be hooking it up soon. Its a little 13 hp motor with a gigantic pump. I got it with electric start. Its a sweet little unit.

I prefer to just use the same system that I use for the roof cleaning, in my opinion we wouldn't gain any speed at all using DSing or X jetting.

I have 2 systems, a modified sws cradle skid and my commercial trailer. I really just depends on what I'm washing, but I'd say 70% of the i apply my chems with the grainger booster pump

 I work with my wife so I soap the house so she can rinse. If I down steamed I would have to sit in the truck. Lol! It might be faster but her and I are in no race.

Yea I hear ya' Eric,..for me it's not about speed neither( Heck, we brush wash the whole house) ,..just simpler for us. Just wondered what your reasoning was.

Hey Ray,..depends on your machine,..but anywhere from 30-40 ft. fairly easy. More GPM equals greater height.

After spending a lifetime around the flooring industry and grinders, saws, commercial jobsites, loud superintendants, bossy general contractors... we love to hear the birds sing.

So that is why we like the quietness of 12v systems.

I would imagine as Doug Rucker told me when we start to do larger multi units, we will accept the noise that comes with the bigger pumps

I am giving up my big bad 7.3 diesel pickup for the same reason. Our customers are not quite as in love with the diesel as I was.
