Soft washing is wonderful, we use it on 90% of our building exteriors. Every now and then however we come across something that's just not feasible to soft wash like this building on the campus of Florida State University. The precast caps and window ledges are not cleaning up very well even with a 50% mix,  not to mention extensive landscaping including Japanese maples, roses, and lots of Lillys. I made the decision to put away the chemicals and just opt for good old-fashioned power washing on the precast.

Pressure wash followed up by a mild soft wash to kill......

I washed several buildings like this for Florida State, and if I was to do that to the precast (apply chemical) I would very likely not have to watch this building again for another four years.
