I went last week to do a test on this home. She thinks it's efflorescence though I am not sure and don't think it is because of the drips you can see in one of the pictures.

The picture under the window is what I cleaned last week with three different chemicals and the one as well as the deck. The other two are the worst on the house. She did have another company clean it telling her that his "normal" solution would get it off.

Sorry about the pictures. They are right on the computer but post sideways except for one.

Any ideas?

I have no idea what it is or how to remove it. The fact that is hardi board would scare me. I personally have not had issues cleaning it but have heard it could be finicky

I have cleaned plenty of Hardi as well without issue. This was there prior to the first guy. As you can see under the window and next to the door, I did have some success. I really wonder if the preparation prior to painting is where the issue lies. I'd like to do one more test before I give up so I'm hoping someone has and idea.

Looks like oxidized paint to me, the paint almost looks totally gone in some areas. If the paint is super thin in those areas then nothing will fix it.

I wish it was that easy Zach but the paint is actually thick, even to the touch. I'm going out next week and try straight One Restore since efflorescence cleaners didn't do a complete job.

I use Spray 9 on vinyl siding and it takes the oxidation right off. Give it a shot. You can get it at HD

Sort of looks like somebody has used something wrong in the past and taken the colour out of (altered) the paint.

Good luck with trying to add colour back into the paint.

As you know it's easier to paint over some marks or graffiti.

I'm with Zach...Oxidation and not Efflorescence. Scrubbing will get you there but charge accordingly.

Update... I Went out with a 25% mix of One Restore and it made an incredible difference. We are going to clean the areas that have that look and will post the pictures once it is complete. The sad thing is they paid 1000.00 to have their house washed. I'd be real happy with 500.00.
