We are quoting a 14 Unit complex with 4 individual units per building- 56 Total Units.  

I was considering pricing per unit versus per building, so each homeowner's cost is a small fraction of the total invoice amount.

Any input on how to present this? What have you found is the best way to price this type of work?

The quote is going to a Hardscape company that not only installs high end hardscapes, but also provides contract maintenance such as lawn services and snow removal for properties like this.

We’ve done several over the years for HOA’s. Everytime we quoted I give them both the individual and combined  cost. Make it simple for the decision makers. Some might be curious on the amount water that will be used and if you are drawing from each unit or a central location. Water in general is inexpensive but they want to know up front. Set their expectations and address their concerns up front.

Since you are not working with the HOA or a property manager I would find out how they want the proposal. There is no since in doing so much work when all they might want is a per building price. Elementary math can easily tell them what it is per unit. All of our properties like this are taken care of by property managers so I always have the information I need when doing the estimate.
