Painted Concrete Tilt Panel Clean - Paint Preparation

Hi Guys. I hope you may be able to assist with pricing this one up.

See photos attached.

Total vertical surfaces clean in preparation for painting. Total 150 000 sq feet of walls. Client to provide all lifting gear. 

 

Questions.

  1. Will softwash remove frosting oxidized paint?
  2. Will I need to pressure wash as a rinse?
  3. How would you approach the job?
  4. Price?
  5. How long would it take with 1 Crew.

Any assistance is greatly appreciated. The hardstand is all really flat so height access is good. Its just a physical approach and guide that i really am after.

I doubt a soft wash is going to get much of the oxidized paint off of there. Maybe if you used something like the f9 gutter greened product, but I've never tried to spray it on such a large project.

you are going to need to PW this to get rid of flaking/fouled paint.
I would get a 45 SP lift, for quickness.

Depending on how much "flaking" you have during rinse I'm seeing 4-7 day of work here.

The key word you said (to me at least) are 'Paint Prep'...some GC and painters are very meticulous about have ZERO chalking form old oxidized pain before repainting. Its a harder beast to tame.

I never paint prep. I always recommend they hire the person thats going to paint to do there own prep work. To many night mares from people like Ray said.

Find a painter and sub it to him and then get the building set up on once a year maintenance cleaning.

Thanks Doug.

I have had this passed to me third hand from the painter as they don't have the equip to do it. I have advised them that I would not entertain it unless I have a clear scope of works and working directly for the property owner. I don't need a lot of work for nothing as painters and middle men get there chop and leave me with a problem.

I am not spending to much energy on it as I think it will evaporate anyway.

IMHO, Painters can be a mixed blessing to work for/with. When the economy is good ( and they are busy) they can send you a lot of work. When money gets tight, they typically want to keep all the stuff for themselves and farm out only the crap.

Its almost like we have the opposite goal in mind of painters ( kind of like roofers). I know that softwashing can avoid a costly paint job, most painters want to see paint blasted away to give them a reason to repaint.

Just cover yourself, and maybe even do a test area to show them the results to expect.

I don't know what the base chem in F9 is. Its very good at cleaning gutters and will remove the top layer of chalky paint. Bob at Pressuretek www.pressuretek.com sells it and is usually available by phone/emial if you want to ask him.

Ray.

I would be comfortable working in with anyone as long as I know what the expectation is. I get what your saying in relation to painters being oppositely opposed. Potentially I can do them out of work in some instants.

I was thinking somewhere around the $15k mark. Softwash and a pressure rinse. Obviously subject to the painters acceptance of standard as a sample prior to starting or accepting the job. I'm told that's cheap. Keep in mind they are providing the EWP or Lift. Its in the vacinity of 15000 sq meters of cleaning. So about a $ a meter. Thats about 10 cents a foot.

I have found my way to the property manager and it seems the painters are about to submit tenders so I might have missed the boat . I have managed to provide them some details in relation to my services from a maintenance point of view and providing services to other properties they manage. So all is not wasted.

I will follow up on the F9. Sound like something I should have in the kit bag anyway.

i'd love to be laying in bed and recuperating....sadly not really afforded that luxury. Feeling a little better each day though, thanks for asking! I've got this nasty condition called "ulcerative colitis" that rears its ugly head about ever 2 years. Best way to describe, my body decides my colon is an enemy and tries to get rid of it. In short, nobody wants to hold a ladder for me, if you get my drift.

I'm still in what I consider the "growth phase" of Spray Wash, don't feel comfortable yet to kick back. want to keep growing and pounding until we reach 750K/year, in sales... then i'll let up a little.

Tonight I went out and assisted my hood cleaning manager on a new account, but I honestly find myself behind a hose very little anymore. Too much other stuff to do! Its such a wonderful blessing to have! When i began this business, I honestly was just trying to stave off a bankruptcy and foreclosure. Well, God answered my prayers and blessed me with business, I just don't think its quite time yet to take my foot off the gas. At this point my wife was able to leave her job an come to work with me, and we have 8 other employees of varying time/dedication/positions. Here in our spring, we are running three full time trucks, two washing, one with hood cleaning and service contracts. Vert happy to be where we are right now.
