Hank, that's why they pay me the big bucks!!! Just kidding!!!!!! I'm actually more stressed now than I've ever been ...over the next three weeks I've got five apartment complexes to clean, 13 gas station, 15 hoods, and our regular cleaning schedule! I feel like there is not enough of me to go around. Can't blow off the residential customers because I know I'll lose them forever, and most are not willing to wait 30 days to have their house clean. This apartment group, while good profitable work, is also not shy at all about taking 90 days or so to pay. I honestly could use a fourth crew right now but I don't have time to train them and would hate to let them go just before the holidays when they rollaround! So until I figure something out it's overtime for everybody!

I give out fresh leads and jobs all the time, but had subbing out these 20k/year customers.

Hey Ray, i have a similar problem down here. I've contacted the managing director of our housing development unite who is responsible for the largest and most unsightly buildings in our city (low income housing). I've explained to him about our none pressure exterior cleaning service (softwash). Which he found to be interesting. He told me if i can send in a proposal that will beat their budget (pressure washing) he'll authorise the green light after consulting with his board of directors.

Problem is: these apartments are low income apt and its always occupied. Centre of the city, vehicle traffic and human traffic. Just too much traffic. the only slow day is on a Sunday but still the apts is occupied.

Have already contacted a few bucket truck operators who are on the waiting list. 

Any suggestions as to my approach to this huge project.

Enrico.... Best advice I can give is to run! That place is so nasty you're going to need at least a 20% solution, And you'd likely still need some pressure to knock heavy stuff off. With your constant winds in the Caribbean, I could see it would be very difficult to try and soft wash in a public space. You might want to opt for a traditional pressure washing route, then apply bleach with a pump up sprayer as needed then apply bleach with the pump up sprayer as needed.
